Building/home inspectors are persons employed by an entity, usually an individual, to provide them with a report concerning the physical conditions of a property. Rarely does the individual requesting and paying for the inspection service know how to qualify the individual inspector as to his/her minimum level of expertise, commitment, and ethical practice. Only a few states require private building inspectors to be licensed PEs but the general public generally believes that all building inspectors are Engineers. Not true. Individuals should allow the states to fulfill their obligation by specifying qualified, PE Building/Home Inspectors for their building purchase. In order to be registered in any state as a PE one must have meet the minimum requirements of 4 years of accredited university education, 4 years of qualifying experience and successful passing 2 days of examination testing the engineer’s technical ability and judgment of application. Not all PE’s are good building inspectors; however, Professional Engineers that make a substantial amount of their income by consulting with entities concerning the conditions of buildings and participates in Building Inspection Engineering organizations has developed exceptional EXPERTISE in identifying and reporting those conditions. PE’s are qualified by state governments, not by associations funded by its members’ dues. Due to the rigorous requirements to become a PE building inspector, the PE’s subject themselves to continuous education requirements to maintain a high level of practical knowledge in the area of their practice, building inspections, and conditions reporting. The PE, also, maintains COMMITMENT to the profession and to clients by remaining in loyal to their profession, not changing with to economic climate. By law, the PE is required to be completely truthful, honest, and states opinions based on known facts as they relate to his/her experience. Also by law, the PE is forbidden from engaging in conflicts of interest such as recommending certain repairs be accomplished and then offering to accomplish the work. To continue as a PE one must conduct themselves honestly and engage only in ETHICAL PRACTICE. Foremost in the PE’s practice is his/her responsibility to protect the public welfare, health, and property by using his/her expertise, commitment, and ethics to benefit mankind, as well as his/her client.
